What Buyers and Sellers Should Know About the Late Summer Cape Cod Market

I’m Nancy Cassano, a Realtor on Cape Cod, and this is one of the questions I hear every August: “Should I wait until fall?”

The honest answer is that it depends on what you are trying to accomplish.

There is no magic date when Cape Cod real estate suddenly becomes a better deal. What does change is the type of competition, the amount of inventory and the urgency of the people still looking.

What the Current Numbers Tell Us

Barnstable County recorded 551 real estate sales above $50,000 in July 2026, up 17.2% from July 2025. The median sale value was $680,000, compared with $688,750 a year earlier. Year to date, sales volume is up 3.7%.

That is important because it tells me buyers are still buying.

At the same time, Realtor.com reported 2,051 active listings in Barnstable County in June, with a median of 37 days on market. In the town of Barnstable, there were 257 homes for sale with a median of 40 days on market.

So waiting until fall does not automatically mean lower prices or less competition.

Why Fall Can Be Interesting for Buyers

One advantage of fall is that the summer rush starts to fade.

You may encounter fewer casual shoppers and more buyers who have already done their homework. Sellers who remain on the market may also be more motivated, particularly if a property has been listed for several weeks.

But there is a tradeoff.

Waiting can mean fewer choices.

A home that fits your budget, location and lifestyle may sell before September arrives. I’ve seen buyers wait for a “better time” only to discover that the particular home they wanted is no longer available.

That is why I would never tell a buyer to wait simply because someone says fall is the “best” season.

What About Sellers?

Fall can create a different kind of opportunity.

There may be fewer competing listings, which can help a well prepared home stand out. The buyers who are still actively looking may also be more serious.

But pricing becomes even more important.

A home that is overpriced in a quieter market can sit, and sitting can create its own questions for future buyers.

As a Barnstable real estate expert, I look at comparable sales, current competition, property condition and the specific neighborhood before recommending a price or timing strategy.

A Quick Story From the Real World

I recently thought about a buyer who was convinced she should wait until fall because she expected prices to soften.

We talked through what she actually wanted: a manageable home, a particular part of Barnstable and enough outdoor space for visiting family.

Once we compared the homes currently available with what she might realistically find later, the decision became much clearer.

She realized she wasn’t really waiting for fall.

She was waiting for certainty.

And there is no perfect season that can provide that.

My Best Advice If You’re Unsure

Ask yourself three questions:

Do I need to move now?

Would waiting give me something specific that I want?

What happens if the right property appears next week?

If you are financially prepared and find a home that fits your needs at a price you are comfortable with, buying now may make more sense than trying to predict the market.

If you are not ready, waiting can be perfectly reasonable.

The goal isn’t to buy in the “best” month.

The goal is to make the best decision for your situation.
