Hi, I’m Nancy Cassano, a Realtor on Cape Cod and Barnstable expert with Today Real Estate.
Every summer, I meet buyers who ask me the same question:
“Is this home really worth the asking price?”
It’s a great question because summer has a way of making every property look its best. The flowers are blooming, the sun is shining, and buyers are eager to find a home before the season slips away.
But I’ve learned that beautiful weather can sometimes make buyers overlook whether a home’s price truly reflects its value.
Here’s what I encourage my clients to look for before falling in love with a summer listing.
The first thing I do is compare the property with similar homes that have recently sold nearby.
A higher price isn’t automatically a red flag, but there should be a reason behind it.
Has the home been extensively renovated?
Does it offer a better location?
Are there unique features that justify the price?
This becomes Best value VS highest asking price.
A well priced home tells a story that makes sense.
In a busy summer market, desirable homes often attract attention quickly.
If a listing has been sitting for much longer than comparable properties, buyers should ask why.
Sometimes it’s simply timing.
Other times, the price may not match what today’s market is willing to pay.
As a realtor on Cape Cod and Barnstable expert, I always remind buyers that days on market can provide valuable insight, but they don’t tell the whole story.
Cape Cod is stunning during the summer.
A beautiful garden, outdoor shower, or sunny deck can make almost anyone picture themselves living there.
I completely understand that feeling.
But I also encourage buyers to focus on the home itself.
The condition of the roof, heating system, windows, and overall maintenance often matter far more than seasonal curb appeal.
This becomes Top first impression VS long term value.
Fresh paint and stylish furniture can make a home feel brand new.
That doesn’t necessarily mean it has been updated where it counts.
I recently worked with buyers who toured a beautifully staged home in Barnstable. It photographed perfectly and looked amazing in person.
As we dug deeper, we discovered that several major systems were nearing the end of their lifespan.
The buyers still loved the home, but having that information helped them make a fair and informed offer instead of paying purely based on appearance.
Every Cape Cod village has its own market.
Pricing in Centerville may differ from Osterville, Hyannis, or Cotuit.
That’s why local knowledge matters.
As a realtor and Barnstable expert, I help buyers understand whether a home’s asking price reflects local demand, recent sales, and neighborhood trends rather than emotion.
One of the biggest misconceptions I hear is that the most expensive home will always appreciate the fastest.
In reality, value comes from many factors, including location, condition, buyer demand, and future marketability.
Sometimes the Best investment VS the highest priced listing surprises buyers.
That’s why every property deserves careful evaluation.
Compare it to recently sold homes with similar size, location, condition, and features. A local Realtor can also provide valuable pricing insight.
Some do, especially if buyer interest is limited. Others sell after price adjustments or changes in market conditions.
Not necessarily. If you love the property, work with your Realtor to determine a fair offer supported by comparable sales.
Summer brings more buyers to Cape Cod, and some sellers hope increased demand will justify a higher asking price. However, buyers today are well informed and often recognize when pricing exceeds market value.
A Realtor on Cape Cod and Barnstable expert understands neighborhood trends, recent comparable sales, and buyer behavior, helping you determine whether a listing represents true value.
I, Nancy Cassano, a Realtor on Cape Cod and a Barnstable expert, don’t simply help my clients buy a home. It’s to help them make confident decisions they’ll feel good about years from now.
Summer is one of the best times to explore homes on Cape Cod, but it’s also important to separate emotion from market value.
The Best purchase VS the most expensive purchase is often the one that’s priced fairly, fits your goals, and continues to make sense long after summer is over.
