Fall can be an interesting time to buy a home on Cape Cod. The busy summer season has settled down, but serious buyers and sellers are still very much in the market. For buyers, that can create opportunities, but it does not mean every seller will accept a low offer.
I’m Nancy Cassano, a Realtor on Cape Cod and a Barnstable real estate expert, and one of the biggest lessons I share with buyers is this: good negotiation is not about trying to “win” against the seller. It is about putting together an offer that makes sense for both sides.
Before you start negotiating, know exactly where you stand financially.
Get your mortgage preapproval in order, understand your comfortable monthly payment, and know how much cash you are prepared to bring to closing.
Your lender can help you understand your financing limits, while your Realtor can help you evaluate the property and the offer itself.
This is especially important when you find a home you really love. It is easy to become emotionally attached and start stretching beyond the budget you originally established.
A $900,000 listing is not automatically worth $900,000 simply because that is the asking price.
I like to look at recent comparable sales, current competition, condition, location, improvements, and how long the property has been available.
For example, a home that has been sitting for several weeks with little activity may give a buyer more room to negotiate than a well priced property that just came on the market.
That does not mean you should automatically offer substantially below asking.
The best offer is usually the one supported by the facts.
This is something buyers sometimes overlook.
Depending on the situation, negotiations can involve more than the purchase price. Closing date, inspection terms, contingencies, included personal property, and other terms may matter to the seller.
I once worked with buyers who were competing for a home they really wanted. Instead of simply trying to push the price down, we looked carefully at what mattered most to the sellers.
That conversation helped my buyers put together a cleaner, more thoughtful offer.
Sometimes the strongest negotiation is not the most aggressive one.
There is a difference between making a strategic offer and making an offer that simply irritates the seller.
If comparable sales support a certain value, coming in dramatically below that number without a clear reason can make negotiations more difficult.
If you believe a home is overpriced, bring evidence to the conversation.
Maybe the property needs significant updating. Perhaps comparable homes have sold for less. Maybe the home has been sitting while similar properties have gone under agreement.
Those are much stronger negotiating points than simply saying, “We want a better price.”
As a buyer, it can be tempting to focus entirely on getting the lowest possible price.
But the lowest offer is not always the best deal.
A slightly higher offer with reasonable terms may be more attractive to a seller than a lower offer filled with complicated conditions.
This is where having an experienced Cape Cod Realtor can be valuable. Negotiation is about understanding the entire offer, not just the number at the top.
Barnstable is made up of several distinct villages, and buyers can encounter very different properties and buyer pools from one area to another.
A home in Centerville may appeal to a different buyer than a property in Osterville, Hyannis, West Barnstable, or another Cape Cod community.
A local Realtor can help you understand those differences and put a property into context rather than relying solely on a generic online estimate.
Do your homework. Know the comparable sales and current competition.
Set your ceiling. Decide what you are comfortable paying before emotions take over.
Ask questions. Find out what you can about the seller’s situation and priorities.
Be reasonable. A well supported offer is easier to negotiate than an arbitrary number.
Look at the whole offer. Price, timing, contingencies, and terms all matter.
Know when to walk away. The right home should fit your finances as well as your lifestyle.
It can be. Buyer activity often changes after the summer season, and some sellers may be more motivated. However, desirable properties can still attract strong interest.
No. If a property is correctly priced and attracting attention, a below asking offer may not be the best strategy. Your offer should be based on market evidence and your goals.
Start with comparable sales and the property’s condition and location. From there, consider the seller’s circumstances and the terms of your offer.
Yes. An experienced Realtor can provide market context, help structure the offer, communicate with the seller’s agent, and guide you through counteroffers and other negotiations.
There is no universal answer. Waiting may provide different opportunities, but interest rates, inventory, pricing, and your personal circumstances can change. The best time depends on your individual situation.
