First off, congratulations! Accepting an offer is a big step toward selling your home. But as any experienced Realtor in Barnstable will tell you, the journey isn’t over yet. There’s still an important series of steps to take before you hand over the keys — and each one matters.
Whether you’re selling a beach cottage in Yarmouth, a luxury estate in Osterville, or a year-round home in Barnstable Village, here’s what you can expect next.
Buyers will schedule a home inspection . Here’s what typically happens:
The buyer brings in a licensed home inspector
They evaluate the structure, systems, and safety of your home
Based on findings, buyers may request repairs, credits, or price adjustments

Once the offer is accepted and all contingencies are negotiated, both the buyer and seller will sign the Purchase and Sale Agreement (commonly known as the P&S).
This legally binding contract outlines all the final terms of the sale, including:
The agreed-upon purchase price
Closing date
Contingency timelines
Any included items (appliances, fixtures, furnishings, etc.)
